Early, calm conversations help. New Jersey’s court-supervised process can take time — which sometimes means there is still a window to sell, short-sale, or otherwise plan before a sale date.
Pre-foreclosure
Payments have been missed, or a complaint has been filed, and you still have time. New Jersey is a judicial (court-supervised) foreclosure state, so timelines often run longer than in some other states. That longer runway can be a chance to sell as-is, list, or otherwise exit before a sheriff sale — without fear-mongering, and with eyes open.
Sheriff sales
Hudson County foreclosure sales are commonly held Thursdays, twice a month, in the Jersey City courthouse area. Bergen County publishes its own public sale calendar. Dates are often adjourned or cancelled. I monitor these public calendars so I can talk with families and professionals about timing — I don’t scrape private “90-day late” lists.
As-is exits
When a home needs work, is occupied, or simply won’t show well, an as-is path can spare you months of repairs and open houses. We’ll separate a retail “best case” from a certain, simpler exit so you can choose with clear numbers — not pressure.
